Why Rx Property

Two ways to work with us.

Rx Property Australia is a specialist healthcare commercial real estate agency. We don't try to be everything to everyone. We focus on Class 9a healthcare property and the operators who occupy it, and we surround that focus with a deliberate network of affiliates and partners who extend what we can deliver to our clients.

If you're a referrer with a client who needs healthcare property advice, or a service-line operator who fits alongside what we already do, this page is for you. The two relationship types work differently, and the section below explains how.

You introduce a healthcare property opportunity or a client who needs property advice. We take it from there, keep you informed, and recognise the introduction commercially on a per-introduction basis.

Scope

What we do, and what we don't.

Before you introduce a client or start a partner conversation, it's worth knowing what Rx actually takes on. We deliberately stay narrow, and we refer out everything that sits outside our remit. That clarity is what makes the network work.

What we do

  • Class 9a healthcare commercial property and Class 5 premises permitted for medical consulting: leasing, sales, tenant representation, and acquisitions
  • Adaptive reuse: converting offices, ground floor retail, and other compliant property classes into medical and allied health space, including the planning, building code, and anchor tenant work that goes with it
  • Day hospitals, medical centres, specialist suites, allied health, dental, veterinary, pharmacy with clinical adjacency
  • Properties typically 1,000 sqm NLA and above, with vacant possession and fitout-ready conditions
  • Healthcare-anchored development advisory and pre-leasing strategy
  • Frank, independent appraisals across leasing, sales, development, and investment
  • JV structuring, unit trust formation, and consortium agreements where healthcare is the anchor

What we don't do

  • Residential property of any kind
  • Retail or commercial property without a clinical anchor
  • Ongoing property management (we transact, we don't manage)
  • One-room consulting suite sublets or sub-scale fitouts
  • Dispute resolution, expert witness work, or litigation support
  • Anything outside healthcare. We refer those opportunities out, we don't dabble.

Formal arrangement

Any commercial arrangement is confirmed in writing before either party takes action. For partners, this is typically a scope of services agreement. For affiliates, it's confirmed on a per-introduction basis.

How we work with affiliates: a note on disclosure

Rx Property Australia operates as a licensed real estate agency under the Property and Stock Agents Act 2002 (NSW), the Estate Agents Act 1980 (Vic), and equivalent legislation in the ACT and Queensland. We take our disclosure obligations under those Acts seriously.

For that reason, we don't publish standard referral or affiliate fee rates. Every introduction is different, and the appropriate commercial arrangement is confirmed in writing on a per-introduction basis, before either party takes any action, and disclosed to the introduced party where required. This protects you, the introduced party, and Rx Property Australia.
