How this works: net effective rent spreads the value of incentives (rent-free months, fit-out contribution and cash) across the whole term and the whole area. Use the Net or Gross switch to value rent-free months at net rent, or at net rent plus outgoings when an incentive is quoted on a gross basis. Rent, parking and other spaces increase by the annual increase you enter; outgoings are held at the year-one estimate. It is a guide for comparing offers, not financial or legal advice. Lease terms such as make good, options and review mechanisms can change the answer.
